Bathroom resealing in Clayholes

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on wet rooms, basins & vanity units and kitchen worktops & upstands, and the jobs we see most are gaps between the worktop and the wall and leaks into the floor or ceiling below.

For a place like Clayholes, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

What affects the quote in Clayholes

The price is agreed before any work begins. It takes into account:

  • How many areas need sealing
  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • The size of the job

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The rough size of the job
  • Where the property is
  • Photos by email, if that is easy
  • Any previous sealing or DIY work

We quote each job on its own, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What happens if it’s left?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In a place like Clayholes, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear quote before work begins.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

What we can’t put right

We will always be straight with you, so here’s what sealant can’t fix:

  • Failed grout lines across the wall
  • A tray or bath that is cracked through
  • Tiles that have come away from the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Kitchen worktops & upstands
  • Wet rooms
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Avoid abrasive pads on the sealant
  • Squeegee the walls and tray after use
  • Keep the fan on for a while after bathing
  • Give the silicone its full cure time

In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Common questions in Clayholes

Is Clayholes in your area for bathroom resealing?

Yes, Clayholes is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Will you come out to Clayholes?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Clayholes.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us.

How it works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Clayholes need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Before we arrive

  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints

Bathrooms and kitchens in Clayholes

Clayholes is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Golf Street station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Carnoustie High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Carnoustie Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Clayholes is about 1 mile north-west of Carnoustie, in Angus. If you need bathroom resealing in Clayholes, please drop us a line at info@mrmastic.co.uk for a quick quote. We are based in Crawley and cover Angus. Across Angus, we cover 40 places, Clayholes among them. For nearby work, see our Dundee page, about 10 miles away.

Postcode districts we cover here for bathroom resealing: DD7. Streets in the area include Isla Avenue, Shanwell Road and Balmachie Road, and we cover them all. If you are just outside Clayholes, we cover Carlogie (1 mile north-east), Hunter's Town (1 mile south), Carnoustie (1 mile south-east), Gardynebourg (1 mile south) and Panbride (1 mile east). Larger places within reach include Arbroath (6 miles north-east), Forfar (11 miles north-west), Letham (8 miles north) and Friockheim (9 miles north).
