About our window mastic in Clayholes
The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. Common call-outs are for whistling draughts around closed windows and gaps between the frame and the inside reveal, on aluminium frames, timber windows & doors and composite doors.
Mastic can only go onto a dry joint, so outside work in Clayholes depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Frames and glazing around Clayholes
Clayholes is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
For landlords with property near Golf Street station, renewing tired window mastic between tenants heads off draught and damp complaints. If you live in an older home near Carnoustie Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Carnoustie High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
Clayholes is about 1 mile north-west of Carnoustie, in Angus. Across the DD7 area, we cover window mastic for homes and businesses. 40 places in Angus are on our list, from the larger towns to small villages. Our Dundee page covers work nearby.
All of DD7 is covered for window mastic, from the main roads to the quietest streets. Whether your property is on Isla Avenue, Shanwell Road and Balmachie Road or a nearby road, our applicators can take on the job. Close by, we work in Carlogie (1 mile north-east), Hunter's Town (1 mile south), Carnoustie (1 mile south-east), Gardynebourg (1 mile south) and Panbride (1 mile east). Within a short drive, we also cover Arbroath (6 miles north-east), Forfar (11 miles north-west), Letham (8 miles north) and Friockheim (9 miles north).
What’s near Clayholes
Clayholes’s nearest station is Golf Street station, roughly 0.9 miles south. A little further out are Ashludie Hospital (3.8 miles west) and Panmure Castle (1.4 miles north).
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Do not paint over the silicone
- Check the mastic once a year
- Make sure the drainage slots aren’t blocked
- Don’t use solvent cleaners on the joint
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
Leaks generally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
How it works
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a morning for a couple of windows and a door. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about parking restrictions

Advice
Quotes for window mastic in Clayholes
Call for a quick quote. What matters most is:
- Whether there’s mould to deal with
- The old material and how stubborn it is
- The number of rooms or windows
- When we can work, for business premises
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
What we need to know
There’s no need for technical detail. Just tell us:
- How many joints, rooms or windows are involved
- The address or postcode of the job
- Any access issues, like height or stairs
- What’s wrong with the joints now
Every job is quoted individually, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details and send pictures if you have them.
What the job involves on each surface
Window sills
Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.
Composite doors
Front doors take the weather head on, and the top and bottom corners tend to fail first. We pay most attention there.
Common questions in Clayholes
I let a flat near Golf Street station. Can you help?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Is Clayholes within the area you cover?
Yes. Clayholes is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
How much does window mastic cost in Clayholes?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Will resealing my frames help with draughts?
In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Is the new sealant paintable?
That depends on the product. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before we start.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
