Trusted remedial sealant in Clayholes

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How we handle remedial sealant in Clayholes

The wrong product in the wrong joint will not last, however tidy it looks. We take it out and use a sealant made for that joint. We’re often asked to deal with mould trapped under a layer of silicone and movement joints that have split or pulled away, on shrunken worktop sealant, failed movement joints and mouldy bath & shower sealant.

In and around a place like Clayholes, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Common questions in Clayholes

Is Clayholes in your area for remedial sealant?

Yes. We work across all of Scotland, and Clayholes is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Golf Street station?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What does remedial sealant cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Do not add new sealant on top of old
  • Deal with small splits early
  • Keep movement joints clear of mortar and paint
  • Keep bleach and abrasives off the bead

Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, drop us a line at info@mrmastic.co.uk.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

How we quote for remedial sealant

The price is agreed before any work begins. It takes into account:

  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height
  • Any mould that needs treating
  • How much there is to do

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • What’s wrong with the joints now

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before we start.

Remedial sealant around Clayholes

Clayholes is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Schools such as Carnoustie High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Carnoustie Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Clayholes is about 1 mile north-west of Carnoustie, in Angus. From the centre of Clayholes to the outskirts, we cover remedial sealant for every kind of property. Clayholes is one of 40 towns and villages in Angus we cover. For nearby work, see our Dundee page, about 10 miles away.

All of DD7 is covered for remedial sealant, from the main roads to the quietest streets. That includes homes and businesses on Isla Avenue, Shanwell Road and Balmachie Road and the roads around them. We also cover the places around Clayholes: Carlogie (1 mile north-east), Hunter's Town (1 mile south), Carnoustie (1 mile south-east), Gardynebourg (1 mile south) and Panbride (1 mile east). Within a short drive, we also cover Arbroath (6 miles north-east), Forfar (11 miles north-west), Letham (8 miles north) and Friockheim (9 miles north).

Around Clayholes

Clayholes’s nearest station is Golf Street station, roughly 0.9 miles south. Well-known places in the area include Ashludie Hospital (3.8 miles west) and Panmure Castle (1.4 miles north).

Honest limits

In fairness, some problems need a different trade:

  • A bath, tray or worktop that moves until it’s properly fixed
  • A cracked shower tray or bath (that needs repair or replacing)
  • Tiles that have come away from the wall

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Where we work in Clayholes

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Expansion joints

Signs you need remedial sealant in Clayholes

Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. At that point it has to come out.

It’s worth asking for a quote if you see:

  • Products that weren’t meant for the joint
  • Leaks that keep coming back after resealing
  • Sealant applied over old sealant that has lifted
  • Mould trapped under a layer of silicone

For landlords with property near Golf Street station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What your quote should include

  • Who turns up on the day
  • What guarantee comes with the work
  • What insurance they hold
  • Is the old sealant removed completely?

Our hiring checklist

What we do, step by step

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, depending on how many layers have to come out. For a place like Clayholes, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Tell us about any water getting in
