Remedial sealant in Carnoustie

How we handle remedial sealant in Carnoustie

A joint that keeps failing usually has a reason. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. We look for the cause before we reseal. We work on shrunken worktop sealant, mouldy bath & shower sealant and expansion joints, and common reasons people get in touch are decorators’ caulk around a bath or shower and worktop sealant that has shrunk and split.

Bathrooms in smaller places like Carnoustie work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Different surfaces, different methods

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. Once it’s all removed, the joint is treated.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and tell you about any damage we find.

Landlord and commercial work in Carnoustie

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Remedial sealant in Carnoustie: local notes

Carnoustie is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Schools such as Carnoustie High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Carnoustie Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Always have old sealant cut out, not covered
  • Find out why the sealant failed first
  • Look for stains below bathrooms now and then
  • Act on a lifting corner straight away

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

Your questions about remedial sealant in Carnoustie

Do you cover smaller places like Carnoustie?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Golf Street station. Can you help?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

How much does remedial sealant cost in Carnoustie?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

What if resealing will not fix my leak?

That’s why we look for the cause first. If the fault is elsewhere, you will know before any work is done.

Is remedial work guaranteed?

Yes. Remedial work carries the same 12-month guarantee as all our work.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

When something else is needed

We’ll always be straight with you, so here’s what new sealant will not do:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A leaking trap, valve or supply pipe
  • Cracks in the fitting rather than the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant

When to call us in Carnoustie

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. None of them last.

Signs it’s time to call us include:

  • A shower that leaks however often it’s resealed
  • Over-sealed joints coming away
  • Sealant peeling off a dusty or damp surface
  • Black mould underneath the bead

For landlords with property near Golf Street station, botched sealant from a previous quick fix is easier to strip out between tenants.

  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • How long the guarantee is

What we do, step by step

On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work usually takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work

How to get a quote

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
