Carnoustie Glazing Silicone
Glazing silicone for conservatories, rooflights, glass panels and shower screens for homes and businesses in Carnoustie and across Angus. Fully insured, ARBOMaster approved and guaranteed for a year.
- Water escaping where a screen meets the wall
- Conservatory leaks at frame and glazing joints
- Drips on the inside of a conservatory window
Keeping the joints in good condition
Aftercare is simple:
- Use gentle products around the joints
- Don’t use a blade near the sealant
- Open vents or windows to let moisture out
- Stick to mild cleaners on glass
Clear the conservatory gutters regularly so water does not back up against the seals. Blocked gutters can push water where it shouldn’t go.
Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the leak gets worse.
How we handle glazing silicone in Carnoustie
Glazing joints need a sealant made for glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, and we tool it to a neat, even finish. If you have conservatory leaks at frame and glazing joints and leaking glazing joints on a rooflight, we can put it right, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Carnoustie questions
I let a flat near Golf Street station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Does the coastal weather in Carnoustie affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected.
Why not top up the existing silicone?
It does not last. Fresh silicone won’t bond to cured silicone, so we remove the old sealant and clean the joint.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Is it possible to redo the silicone on a shower screen?
We can. We remove the old silicone carefully before cleaning and resealing.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

When something else is needed
Sealant isn’t the answer to every problem, and we will tell you before we start. It will not solve:
- Frames that have decayed or split
- A sealed unit that has misted inside
- A sagging or failing conservatory roof
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
Surfaces we seal
- Conservatory frames
- Glass-to-glass joints
- Glass-to-frame joints
- Rooflights
- Glass balustrade bases
- Shower screens
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What happens on the day
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most jobs from start to finish. Around Carnoustie, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We find where water is getting in and check whether it’s a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- We clean the joint with a solvent that suits the glass and frame.
- Glazing silicone suited to the joint is applied and tooled.
- We look over every joint and, where we can, test it with water.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints
- Keep pets and children clear of the area while we work

Advice
What the job involves on each surface
Glass-to-glass joints
Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.
Glass balustrade bases
The base joint is cut out and resealed. Glass fitting is a separate trade.
Why act early in Carnoustie
Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber so early action saves a bigger repair. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What it costs depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
Why book with us
- Full insurance on every job
- More than 20 years in sealant work
- Tidy, careful work

Glazing silicone in Carnoustie: local notes
Carnoustie is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
If you live in an older home near Carnoustie Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Carnoustie High School, its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Golf Street station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.
