Remedial sealant near Hunter's Town

Why it’s worth doing now in Hunter's Town

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

About our remedial sealant in Hunter's Town

In Hunter's Town, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. Typical jobs include floor or wall movement joints that have failed and wide, uneven beads that look worse than the old ones, on failed movement joints, expansion joints and leaking tray & enclosure joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

There’s a 12-month guarantee on every job, whatever its size.

Hunter's Town questions

Can you do remedial sealant in Hunter's Town?

Yes. We work across all of Scotland, and Hunter's Town is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Hunter's Town?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Can you strip sealant from an acrylic tray safely?

Yes, with care. We cut and lift the old sealant with tools suited to the surface, and the residue is cleaned away. Any existing damage is pointed out before we start.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you work for letting agents?

Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.

What does remedial sealant cost?

Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Can failed expansion joints be resealed?

Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.

How the visit works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most joints, depending on how much old sealant has to come out. For a place like Hunter's Town, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we find out how and where the joint has failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Preparing for the visit

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Keep an eye on the ceiling below the bathroom
  • Keep the room well ventilated
  • Don’t point over movement joints
  • Clean sealant with mild products only

Do not let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Do not keep resealing the same joint. Get the cause found first, or the next bead will go the same way.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Surface by surface

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before any new sealant goes on.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler can’t move. Where it can be raked out, we replace it with flexible sealant.

Remedial sealant around Hunter's Town

Hunter's Town is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In the older streets around Carnoustie Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Golf Street station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Hunter's Town is about 1 mile west of Carnoustie, in Angus. Across the DD7 area, we cover remedial sealant for homes and businesses. Hunter's Town is one of 40 towns and villages in Angus where we work. There’s also a page for Dundee, about 10 miles away.

All of DD7 is within our area for remedial sealant, from the main roads to the quietest streets. If you need remedial sealant at a property on Barry Road, Lochend Road and Maclagan Road or a nearby road, we can help. Hunter's Town sits on or near the A930, which makes travel easy. Neighbouring places we cover for remedial sealant include Gardynebourg (1 mile south-west), Carnoustie (1 mile east), Clayholes (1 mile north), Carlogie (1 mile north-east) and Barry (1 mile west). We also work in nearby towns such as Arbroath (7 miles north-east), Forfar (12 miles north-west), Letham (9 miles north) and Friockheim (10 miles north). What we cannot put right

New sealant cannot fix everything, and we will tell you before work begins. It will not solve:

  • Plumbing leaks behind walls or under trays
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Cracks in the fitting rather than the joint

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Where we work in Hunter's Town

  • Expansion joints
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

When to call us in Hunter's Town

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, can’t flex, so it tears when the joint moves. Backing sets the depth and stops that.

Common reasons people contact us are:

  • Smears and lumps from a botched reseal
  • Gaps opening along the back of the worktop
  • Beads that never stuck properly
  • Movement joints that have split or pulled away

For site and facilities teams at buildings such as Carnoustie High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
