How we handle bathroom resealing in Kingsmuir

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include a messy, uneven bead from a previous reseal and damp behind the bath or under the tray, across kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Leave it or put it right?

Sorting it now is quick: it takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In an older home around Kingsmuir, damp from a failed joint can get into timber and plaster.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outdoor work around Kingsmuir depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Kingsmuir homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

When to call us in Kingsmuir

The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

People normally contact us when they notice one of these:

  • Water getting behind the bath panel
  • Leaking joints on a shower screen
  • Water getting behind the kitchen upstand
  • Lumpy, uneven sealant from a DIY attempt

Whether the job is in Kingsmuir itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • What the cure time is
  • What insurance they hold
  • How the joint is cleaned and prepared
  • What happens if they find a problem under the old sealant

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Avoid abrasive pads on the sealant
  • Check the joints every few months for splits or lifting
  • Don’t leave water standing on kitchen joints
  • Squeegee the walls and tray after use

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
