Bathroom & kitchen resealing in Airlie, Angus
We cover Airlie for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly.
- A reseal done over the top of the old bead
- Smears of silicone across the tiles
- Water escaping at the shower enclosure
How we handle bathroom resealing in Airlie
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you have black spots spreading through the bead and a reseal done over the top of the old bead, we can put it right, whatever the surface.
In and around a place like Airlie, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All our work is covered by our one-year guarantee.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Check the joints every few months for splits or lifting
- Give the silicone its full cure time
- Keep bottles off the sealant line
- Squeegee the walls and tray after use
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

What happens on the day
We keep the work tidy and contained to the joints we are treating, so you can get on with your day. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Let us know about earlier repairs to the joints
- Try not to wet indoor joints just before the visit

DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Why deal with it now?
A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. In a place like Airlie, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.
Why us?

Work for landlords, hotels and businesses
For anyone letting property in or around Airlie, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
What we can’t put right
We will always be straight with you, so here’s what new sealant will not do:
- A bath or tray that moves because it isn’t properly supported
- Cracks in the tray itself rather than the joint
- Cracked or missing grout between tiles (that is regrouting)
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Kitchen worktops & upstands
- Basins & vanity units
- Shower trays & enclosures
- Sinks & splashbacks
- Baths
- Wet rooms
Signs you need bathroom resealing in Airlie
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
These are the problems we’re asked about most:
- Black mould in the silicone that will not clean off
- Water getting behind the kitchen upstand
- A messy, uneven bead from a previous reseal
- Splits where the tray meets the wall
In the older streets around Churchyard, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- Which colour the sealant will be
- What preparation is included
- What happens if the job turns out different
- What product goes in the joint
What bathroom resealing looks like in Airlie
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Common questions in Airlie
Do you cover smaller places like Airlie?
Yes, Airlie is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Airlie for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Airlie is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
How long will the resealing take?
It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You’ll know how long to expect before we start.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s usually around 24 hours. Getting it wet too early can spoil the new joint.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
