Need commercial sealant in Airlie?

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How we handle commercial sealant in Airlie

Staff facilities can’t be out of action for long. We can plan the work for early mornings or out of hours so the working day is disturbed as little as possible. Each area is handed back with its cure time. We are often asked to deal with tired sealant ahead of a health and safety audit and too many rooms to reseal without closing the building, across welfare facilities, student & care accommodation and rental portfolios.

For holiday lets, guest houses and community buildings in or near Airlie, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

You get a one-year guarantee, the same in Airlie as everywhere else we work.

Different surfaces, different methods

Hotel bathrooms

Hotel showers and baths get used and cleaned every day, so joints are finished smooth and sealed with anti-fungal sanitary silicone.

Welfare facilities

Failed sealant in welfare areas is a simple fix before an audit. Let us know when it needs to be done and we will schedule around it, cure time included.

Airlie: your questions answered

Can you do commercial sealant in Airlie?

Yes. We work across all of Scotland, and Airlie is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is there a guarantee on commercial sealant in Airlie?

All our work, in Airlie and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Is it messy?

We keep the work tidy. We protect what’s around the joints.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Can you take on a whole building?

Yes, we can. Larger jobs are planned as a room-by-room or floor-by-floor programme, so only part of the building is affected at once.

Can you start early or work out of hours?

Often, yes. Let us know when the building is quietest, and we will see what can be arranged.

Can I add another job to the visit?

Yes. Just list everything you need.

Leave it or put it right?

In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. That means a second room out of use and a repair to pay for. Resealing first is the smaller job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What you get with us

  • Anti-fungal silicone where joints get wet
  • White, clear, grey or coloured to suit, where the product allows
  • Colour agreed with you before any work starts
  • We leave the area clean and tidy

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning for a small washroom, and a planned programme for bigger sites, and the area is left clean. Outside jobs in Airlie need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Tell us the rooms, hours and site rules, and we will plan the programme.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Rooms are handed back in order, each with its cure time.

What commercial sealant looks like in Airlie

In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

For buildings such as Churchyard, its kitchen and washroom sealant needs looking after like anywhere else. In and around Airlie, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint.

What affects the quote in Airlie

You will get a clear quote before any work starts. It’s based on:

  • The size of the job
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • When we can work, for business premises

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Asking for a quote

To make quoting easier, please include:

  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs
  • Where the property is

We don’t publish a price list. Instead, we give you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Get split or lifting joints looked at early
  • Give housekeeping the cure time for every room
  • Log resealing so you know what’s due
  • Schedule work around occupancy

Each room is handed back with its cure time, generally around 24 hours. Pass it on to housekeeping or cleaners so nobody showers or cleans the joint too early.

Watch for the warning signs: mould, splits, peeling corners or water marks downstairs. When you see them, it’s time to plan a reseal.

What we cannot put right

It helps to know what we cannot do:

  • Poor ventilation that keeps bringing mould back
  • Water coming from plumbing rather than sealant
  • Damaged sanitaryware that needs replacing

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
