Trusted glazing silicone in Airlie

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

Glazing silicone in Airlie

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We trace the leak to the joint and reseal it, and if it’s something sealant cannot fix, we will tell you. We work on rooflights, glass balustrade bases and shower screens, and the jobs we see most are a quick top-up bead that didn’t last and black or yellowed silicone on glass joints.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

How the job changes by surface

Glass-to-frame joints

The sealant must stick to glass and frame alike. We use a glazing silicone suited to each.

Rooflights

Water around a rooflight is not always the sealant. We check which it is.

What glazing silicone looks like in Airlie

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. With historic houses such as Airlie Castle (about 2 miles north-west) nearby, there’s older building stock in the area around Airlie as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

In and around Airlie, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

Airlie is about 9 miles west of Forfar, in Angus. Across the DD8 area, we cover glazing silicone for homes and businesses. Airlie is one of 40 towns and villages in Angus where we work for glazing silicone. We also work in Dundee, around 12 miles away.

All of DD8 is within our area for glazing silicone. Airlie sits on or near the A926. Other places close to Airlie include Westmuir (3 miles north-east), Meigle (4 miles south-west), Alyth (5 miles west), Glamis (5 miles south-east) and Kirriemuir (5 miles north-east).

What happens on the day

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from an hour or two to most of a day, depending on the size of the job. For a place like Airlie, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

How to prepare

  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area
  • Let us know about parking restrictions

Advice

What we cannot put right

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • Structural problems with a conservatory roof
  • A broken pane or roof panel

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Surfaces we seal

  • Glass-to-frame joints
  • Rooflights
  • Glass-to-glass joints
  • Glass balustrade bases
  • Shower screens
  • Conservatory frames

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

When to call us in Airlie

The wrong sealant is a common cause. Not every silicone sticks properly to glass and vinegar-smelling acetoxy silicone can attack some metals.

These are the problems we are asked about most:

  • Leaks from the base of a shower screen
  • Glazing silicone that has cracked or come away
  • New silicone smeared over old sealant
  • Failed sealant around rooflight glass

If you live in an older home near Churchyard, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Airlie: your questions answered

Is there a guarantee on glazing silicone in Airlie?

All our work, in Airlie and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover Airlie for glazing silicone?

Yes. Our work covers the whole of Scotland, and Airlie is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you.

Is it enough to run a bead over the old sealant?

Silicone doesn’t stick to silicone and water gets between the layers. The old bead always comes out first.

Can I add another job to the visit?

Yes. Just list everything you need and we’ll quote it together.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Leave it or put it right?

Replacing a conservatory roof is major work. Where the water is getting in through sealant, resealing is far simpler. If it’s the roof itself, we will tell you. In a place like Airlie, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.
