About our external mastic in Airlie

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. If you have failed sealant between panels on a façade and movement joints filled with mortar instead of sealant, we can help, on concrete & block, copings & trims and render & cladding joints alike.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Our work is backed for twelve months.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Cracking across the wall rather than at a joint
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Loose or hollow render, which needs re-rendering

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Copings & trims
  • Façade panels
  • Render & cladding joints
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from a few hours to several days, depending on the building and we leave things clean and tidy. For a place like Airlie, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • On commercial sites, let us know about site rules

How to look after the new joints

So the new joints stay in good condition:

  • Point out the joints to other trades
  • Check external joints each spring
  • Keep high-pressure jets off the joints
  • Keep water from gutters off the wall

Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

What external mastic looks like in Airlie

With historic houses such as Airlie Castle (about 2 miles north-west) nearby, there’s older building stock in the area around Airlie as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Churchyard, older walls, gutters and the joints where extensions meet them need a flexible sealant. Around Airlie, as everywhere, external mastic is only as good as the preparation behind it.

Airlie is about 9 miles west of Forfar, in Angus. Jobs in Airlie get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Airlie: your questions answered

Is there a guarantee on external mastic in Airlie?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Airlie within the area you cover?

Yes, Airlie is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

What do you need from me for a quote?

Let us know what needs doing and where, with photos by email if possible. We will ask anything else we need to know.

Should I point up the gap in my brickwork?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

How the job changes by surface

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

Cladding and façade panels

Panels heat up and cool down quickly, so the joints work hard every day. We choose the product to suit.
