Bathroom Resealing in Westmuir
Bath, shower, basin, wet room, worktop and sink resealing for householders, landlords and businesses in Westmuir. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Lumpy, uneven sealant from a DIY attempt
- Damp behind the bath or under the tray
- A joint torn by a bath that flexes
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Bathroom resealing in Westmuir
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on shower trays & enclosures, wet rooms and kitchen worktops & upstands, and people most often call us about a joint torn by a bath that flexes and water getting behind the bath panel.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Our work is backed for twelve months, in Westmuir and everywhere else we cover.

What happens on the day
All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. For a place like Westmuir, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Keep pets and children clear of the area while we work
- Mention any tricky access

FAQs for Westmuir
Will you come out to Westmuir?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Westmuir for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Westmuir is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
Where is Mr Mastic based?
We are based in Crawley, and we work across South East England, London and Scotland.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Are you insured?
Yes. Mr Mastic is fully insured.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
What affects the cost of bathroom resealing
Every job gets its own quote. This is what makes a difference:
- Whether there’s mould to deal with
- The type of sealant required
- When we can work, for business premises
- The old material and how stubborn it is
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
Asking for a quote
Before you ask for a quote, have a think about:
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- The rough size of the job
- How we’d reach the joints
There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, send an email to info@mrmastic.co.uk.

What else we do in Westmuir
Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Signs you need bathroom resealing in Westmuir
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.
Look out for any of the following:
- Black spots spreading through the bead
- Lumpy, uneven sealant from a DIY attempt
- Cracked, shrunken or lifting silicone
- Failed sealant on the screen profile
Around Westmuir, as everywhere, bathroom resealing is only as good as the preparation behind it.
What your quote should include
- Is VAT in the price?
- Whether the sealant suits the joint
- Are they insured?
- What preparation is included
Honest limits
We will not take on work that won’t last, so these are the limits:
- Cracks in the tray itself rather than the joint
- Damage behind the tiles that needs a tiler
- Movement from a bath with loose feet or no proper support
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Wet rooms
- Kitchen worktops & upstands
- Basins & vanity units
- Shower trays & enclosures
- Sinks & splashbacks
- Baths
Keeping the joints in good condition
After the cure time, these simple habits help:
- Move toiletries away from the joint
- Dry worktop joints after washing up
- Give the silicone its full cure time
- Check the joints every few months for splits or lifting
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just email us at info@mrmastic.co.uk.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Bathroom resealing around Westmuir
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Whether the job is in Westmuir itself or nearby, the right material for each joint matters as much as a neat finish.
