Bathroom resealing in Maryton, done properly

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. If you have two layers of silicone, both failing and mouldy sealant that has gone black, we can put it right, on basins & vanity units, shower trays & enclosures and sinks & splashbacks alike.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Big or small, you get the same one-year guarantee in Maryton and across Angus.

Common questions in Maryton

Do you cover smaller places like Maryton?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work in hotels near Maryton?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Are you insured?

Yes, we’re fully insured.

Do you guarantee your resealing?

Yes. Our one-year guarantee covers every job, and we’re fully insured.

My sealant has gone black. Can you sort it?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

What happens on the day

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work starts. The work generally takes a couple of hours for a single bath or shower. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children

For landlords and businesses

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant
  • Movement from a bath with loose feet or no proper support

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Sinks & splashbacks
  • Wet rooms
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Open a window or run the fan so the room dries
  • Don’t leave water standing on kitchen joints
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep bottles off the sealant line

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Different surfaces, different methods

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Maryton has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. What we are called out for in Maryton

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

It’s worth asking for a quote if you see:

  • Leaking joints on a shower screen
  • New sealant laid over old sealant that is now lifting
  • Lumpy, uneven sealant from a DIY attempt
  • Sealant that has split, shrunk or peeled away

Homes close to St Andrew's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
