Floor joint sealing in Forfar, done properly
Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed using a product that suits the floor. Typical jobs include skirting that has pulled away from the floor and failed joint filler in concrete floors, across skirting boards, thresholds and tiled floors.
Scottish towns like Forfar have older streets and newer estates, with new homes still being built in many. New homes need their sealant and floor joints finished properly, and older ones need them renewing.

How it works
The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours for most rooms, longer for large commercial floors, and we tell you how long to leave it before we go. For a job in Forfar, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about parking restrictions
- On commercial sites, let us know about site rules

Advice
Joints and finishes in Forfar homes
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Angus, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
For buildings such as Forfar Parish Church, floor and skirting joints in halls and kitchens wear like any others.

What affects the cost of floor joint sealing
There’s no set price list, because no two jobs are the same. The quote depends on:
- Which sealant suits the joint
- Whether there’s mould to deal with
- Whether the work is at height
- The size of the job
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- A few pictures by email, if you can
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
Why it’s worth doing now in Forfar
An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges and keeps the damage down. For landlords in Forfar, damp and leaks can fall under the Repairing Standard. Sorting failed joints early is easier than dealing with a tenant’s complaint.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Forfar: your questions answered
Is there a guarantee on floor joint sealing in Forfar?
All our work, in Forfar and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Can you do floor joint sealing in Forfar?
Yes, Forfar is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
How long before the joint can take traffic?
We will tell you before we leave. That depends on the product, and light foot traffic is generally fine before wet cleaning or wheels.
Why does the gap under my skirting keep coming back?
It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible bead keeps up with the movement.
Can I choose the sealant colour?
Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
How long does the job take?
Most jobs take a morning or an afternoon for most homes. Your quote will say how long we expect yours to take.
Do you work on commercial floors?
Yes. We clean out the joints and reseal them with a product suited to the floor. Let us know about the traffic and we will quote.
When to call us in Forfar
When a tiled floor has no movement joints, the grout takes the strain. Cracks often run straight along a line of joints, where a flexible joint should have been.
The problems people usually mention when they call include:
- Gaps opening between the floor and skirting
- Open joints that fill with dirt
- Skirting caulk that keeps splitting
- Open joints around bathroom floor edges
If you look after a building such as Forfar Academy, entrance and corridor floor joints take a lot of traffic.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Concrete floor joints
Old filler, dust and debris are cleaned out of the joint. We fit backing where needed.
Skirting boards
On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is usually better.
