External mastic for Kingsmuir homes and businesses

External mastic in Kingsmuir

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We strip the joint back and start again. Typical jobs include failed seals between different materials and movement joints filled with mortar instead of sealant, across copings & trims, façade panels and brickwork movement joints.

External sealant needs dry surfaces, so outdoor work around Kingsmuir is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

There’s a 12-month guarantee on every job.

Walls and rooflines in Kingsmuir

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Whether the job is in Kingsmuir itself or nearby, the right material for each joint matters as much as a neat finish. Around Kingsmuir, as everywhere, external mastic is only as good as the preparation behind it.

What happens on the day

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building for a typical job. Outside jobs in Kingsmuir need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

What happens if it’s left?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. Around Kingsmuir, water from a failed joint in an older stone home can soak into timber and plaster.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Why us?

  • Trusted Arbo and Everbuild sealants
  • Every job guaranteed for a year
  • A choice of colours where the product allows
  • Over 20 years’ experience

How the job changes by surface

Render joints

The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

What affects the cost of external mastic

The price is agreed before any work begins. It’s based on:

  • When we can work, for business premises
  • The product the joint needs
  • Mould in or behind the old joints
  • How many areas need sealing

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • How we’d reach the joints
  • What’s wrong with the joints now
  • The type of property
  • A few pictures by email, if you can

Getting a quote is simple: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

Kingsmuir questions

Do you cover smaller places like Kingsmuir?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What guarantee comes with external mastic in Kingsmuir?

All our work, in Kingsmuir and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

What information do you need?

Let us know what needs doing and where, plus photos if you have them. We’ll ask anything else we need to know.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What sealant work cannot fix

We will always be straight with you, so here’s what sealant can’t fix:

  • Render that’s blown, hollow or coming away
  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Brickwork movement joints
  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Concrete & block
  • Joints between brick and frames

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
