Carnoustie buildings and the weather

Carnoustie is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For site and facilities teams at buildings such as Carnoustie High School, its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Golf Street station, split movement joints are easy to miss on a rental until damp shows inside.

Carnoustie is about 6 miles east of Broughty Ferry, in Angus. Carnoustie gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. 40 places in Angus are on our list. Our Dundee page covers work nearby, about 10 miles away.

External mastic in Carnoustie, done properly

On houses, flats and commercial buildings across Carnoustie, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We are often asked to deal with old sealant gone brittle and cracked and failed seals between different materials, on render & cladding joints, copings & trims and joints between brick and frames.

In and around a place like Carnoustie, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Get split or bare joints resealed while the damage is small
  • Walk round the building once a year and look at the joints
  • Make sure movement joints aren’t pointed over
  • Leave the joints unpainted unless we’ve said otherwise

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building for a typical job. Outside jobs in Carnoustie need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

What the job involves on each surface

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. We choose the product to suit.

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

What happens if it’s left?

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Yes. Every job comes with a one-year guarantee.

How long does the job take?

A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. Your quote will say how long we expect yours to take.

Why is there a gap in my brick wall?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

What is backing rod for?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

When to call us in Carnoustie

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

It’s worth asking for a quote if you see:

  • Brick movement joints where the sealant has split
  • Failed seals between different materials
  • Sealant pulling away from one side of the joint
  • Leaking joints around cladding and façade panels

In the older streets around Carnoustie Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Before you book anyone

  • How the colour is chosen
  • When the joint can take water or movement
  • Whether they seal over old material or remove it
  • Who does the work, and how experienced they are

Choosing a sealant specialist

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
