Gutter sealing for Craichie homes and businesses

Gutter sealing for homes and businesses in Craichie

A lot of gutter leaks come down to one tired joint. The joint is cleaned, dried and resealed with a sealant made for guttering. If the gutter is broken or sagging, we’ll tell you. Typical jobs include cracked sealant along roofline trims and old gutter sealant that has let go, across gutter end caps, garage door frames and roofline trims.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

When it is not the sealant

It helps to know what we can’t do:

  • Gutters that have dropped or pulled away
  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)
  • Cracked, split or warped gutter sections

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Garage door frames let rain in when their sealant fails. We cut it out and reseal.

Gutter joints

Gutter joints move and sit in water. A dedicated gutter sealant suits them.

Outside joints around Craichie

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

In and around Craichie, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint.

For landlords and businesses

For anyone letting property in or around Craichie, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from an hour or two to a few hours. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First we agree which joints need sealing.
  2. Each joint is cleaned and any old sealant removed.
  3. The joints are dried.
  4. The sealant is applied and finished.
  5. The joints are checked once sealed.

Preparing for the visit

  • Move anything stored near the joints

How to look after the new joints

To keep the joints looking good and working properly:

  • Have sagging gutters refixed early
  • Clean out the gutters once or twice a year
  • Look along the fascias for open joints
  • Watch the wall under the gutters for staining

Leave the new sealant to cure as we advise before poking or cleaning near it.

Early sealing limits how much water hits the wall. We will let you know if the gutter needs more than sealant.

Common questions in Craichie

Do you cover smaller places like Craichie?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

What guarantee comes with gutter sealing in Craichie?

All our work, in Craichie and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

When is the sealant fully cured?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

Will sealing fix a sagging gutter?

Sealant will not hold a sagging gutter. A gutter installer needs to refix it, and we will tell you if that is what we find.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

When to call us in Craichie

Debris in the gutter keeps water sitting at the joints. Standing water finds the weakest joint and leaks out.

If you can see any of these, it’s time to have the joints looked at:

  • Dripping gutter ends
  • Garage door frames letting rain in
  • Quick sealant fixes on gutters that didn’t last
  • Streaks down the brickwork from a leaking joint

If you live in an older home near Dunnichen Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
