About our external mastic in Padanaram
For buildings in Padanaram, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. If you have failed sealant between panels on a façade and sealant that has lost its bond to the brick or render, we can help, on façade panels, copings & trims and brickwork movement joints alike.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
Big or small, you get the same one-year guarantee.

Walls and rooflines in Padanaram
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Glamis Castle, about 3.4 miles south-west, is one of the historic houses in the wider area around Padanaram, and older homes nearby need a sealant that suits their walls.

Signs you need external mastic in Padanaram
Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.
The most common problems we see are:
- Rigid filler in a joint that should flex
- Brick movement joints where the sealant has split
- Leaking joints around cladding and façade panels
- Water getting into walls through failed joints
In and around Padanaram, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What else we do in Padanaram
Different surfaces, different methods
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.
Cladding and façade panels
If the façade has a specified sealant, that is what we use, or one the system allows. Tell us what the building has when you get in touch.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A DIY attempt does not rule out a professional job. We cut it out and start again.
Honest limits
In fairness, some problems need a different trade:
- Structural movement, which needs a surveyor or engineer
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Walls that need new movement joints cut into them

Common questions in Padanaram
Is there a guarantee on external mastic in Padanaram?
All our work, in Padanaram and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Do you cover Padanaram for external mastic?
Yes. We work across all of Scotland, and Padanaram is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and you’ll get one quote.
Why do you put foam in the joint first?
The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.
When will the joints need doing again?
There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Our work comes with a 12-month guarantee.
Why is there a gap in my brick wall?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
How the visit works
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes anything from a few hours to several days, depending on the building for a typical job. For a place like Padanaram, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- Old sealant and any debris are cut and raked out.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Before we arrive
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can

Related advice
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Act on the first splits you see
- Deal with leaking gutters that soak the joints below
- Never let anyone fill a movement joint with mortar
- Avoid pressure-washing directly into sealant joints
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.
