How we quote for new build mastic

The quote reflects the job in front of us. We take into account:

  • Whether the work is at height
  • The type of sealant required
  • Working hours on commercial sites
  • Whether there’s mould to deal with

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • The address or postcode of the job

Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.

New build mastic in Padanaram, done properly

A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. We are often asked to deal with gaps opening as the house dries out and settles and cracked caulk along new skirting, on plot handovers, bathrooms & en suites and windows & doors.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Common questions in Padanaram

Do you cover smaller places like Padanaram?

Yes, Padanaram is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Padanaram in your area for new build mastic?

Yes. We work across all of Scotland, and Padanaram is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you use white or clear sealant?

Most bathroom joints are white or clear, but other colours are available. We choose one to suit the room before we begin.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Who should fix failed sealant in a new build?

Start with the builder if you’re in the snagging or warranty period. Once that’s done, or if they will not put it right, we’ll cut it out and reseal it.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

Why has my new-build shower seal failed already?

Lots of new homes see sealant crack early as timber and plaster dry out. Poor preparation at handover adds to it.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Movement caused by a poorly fitted tray or bath
  • Leaks from pipes, valves or wastes, which need a plumber
  • Cracked trays, tiles or worktops

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Show homes
  • Plot handovers
  • Skirting & floors
  • Windows & doors
  • Bathrooms & en suites
  • Kitchens

Common problems we fix in Padanaram

Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak and it shows once the home is in use.

The most common problems we see are:

  • Second-fix sealing on new plots
  • Gaps between new skirting and floors
  • Cracks appearing as a new home settles
  • Internal frame sealant that has split

Around Padanaram, as everywhere, new build mastic is only as good as the preparation behind it.

Landlords, agents and businesses in Padanaram

For anyone letting property in or around Padanaram, several properties can go on one quote. Send us the addresses and the work at each.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

What we do, step by step

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for most snagging lists, longer for a run of plots. Around Padanaram, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. We check every joint and tell you how long each needs to cure.

How to prepare

  • Clear items away from the joints we are working on
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints

Advice

How to look after the new joints

So the new joints stay in good condition:

  • Check bath and shower seals every few months as the house settles
  • Follow the cure time we give you
  • Do not seal over failed sealant yourself
  • Clean sealant with mild detergent, not abrasives

Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small.

Leave it or put it right?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. In an older home around Padanaram, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
