New build mastic for West Haven homes and businesses

About our new build mastic in West Haven

We never seal over a failed new-build bead. New silicone won’t bond to old silicone, so it all comes out before we clean, dry and reseal. We work on windows & doors, bathrooms & en suites and plot handovers, and the jobs we see most are cracked sealant around new window and door frames and sealant work across a run of new homes.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

Each job carries a 12-month guarantee.

How the job changes by surface

Skirting and floors

Gaps under skirting are one of the most common new-build snags. A flexible sealant closes it without cracking like caulk.

Plot handovers

Taking time over preparation reduces return visits. We clean out building dust before sealing.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Wipe joints with warm soapy water
  • Record problems with dated photos
  • Watch for new gaps as the house dries out
  • Act quickly if a seal starts to leak

Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day to cure enough for use.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

West Haven: your questions answered

Will you come out to West Haven?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Carnoustie station?

Yes. We work for landlords and agents as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Can new sealant go on top of the old bead?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Are you insured?

Yes. Full insurance covers our work.

Is it normal for sealant to crack in a new home?

There are usually two causes: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How long should I leave it?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

What we’re called out for in West Haven

New homes are full of moisture from plaster, screed and concrete, and it dries out over the first couple of years. As it does, timber shrinks and joints open, and sealant that cannot keep up splits.

The problems people usually mention when they call include:

  • Leaking shower tray seals in a new home
  • Untidy sealant flagged on a snagging list
  • Cracks appearing as a new home settles
  • Gaps between new skirting and floors

If you’ve bought a new home near Carnoustie station, the sealant around baths, showers and frames is worth checking in the first year or two.

What to look for in a quote

  • How the joint is cleaned and prepared
  • What insurance they hold

10 questions to ask before booking

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracked trays, tiles or worktops
  • Cracking that points to a structural problem
  • Your warranty claim itself, which is between you and the builder

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Skirting & floors
  • Kitchens
  • Plot handovers
  • Windows & doors
  • Bathrooms & en suites
  • Show homes

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours in a single home, depending on the size of the job. For a place like West Haven, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property
  • Mention any leaks or damp you’ve noticed

Advice

What affects the cost of new build mastic

Jobs vary more than people expect. What affects the quote:

  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • Access and height

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll take it from there.
