External mastic for homes and businesses in Barry
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it. We’re often asked to deal with gaps where render, brick and frames meet and moss and dirt in joints with no sealant left, across façade panels, render & cladding joints and brickwork movement joints.
Outside joints can only be sealed when they’re dry, so work in Barry depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

How it works
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a handful of joints, longer for a whole elevation in most cases. Somewhere like Barry may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about earlier repairs to the joints

Advice
Different surfaces, different methods
Joints between dissimilar materials
Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.
Work for landlords, hotels and businesses
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
When it isn’t the sealant
A few problems are outside what sealant work can do:
- Walls that need new movement joints cut into them
- Loose or hollow render, which needs re-rendering
- Movement that is more than a sealant joint can take
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
What we seal

What affects the cost of external mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The amount of work
- Any working-time requirements on site
- How many areas need sealing
- How easy the joints are to reach
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
What we need to know
Before you ask for a quote, have a think about:
- What the problem is, such as mould, gaps, leaks or cracking
- The rough size of the job
- If someone has resealed it before
- Photos by email, if that is easy
Every job is quoted individually, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.
External mastic in Barry: local notes
Barry is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Schools such as Carnoustie High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Barry Links station, split movement joints are easy to miss on a rental until damp shows inside.

Barry: your questions answered
Can you help a landlord with a rental near Barry Links station?
Yes. We work for letting agents and landlords as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Is external mastic in a coastal place like Barry any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Can you reach joints on upper floors?
Each building is different. Send us pictures and a rough idea of the height, and we will confirm what access is needed.
How long does external mastic take?
Most jobs take anything from a few hours to several days, depending on the building, including preparation and clearing up. Your quote will say how long we expect yours to take.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Look over the joints every year, ideally after winter
- Act on the first splits you see
- Keep movement joints as flexible joints, not mortar
- Avoid pressure-washing directly into sealant joints
Don’t paint over the new sealant unless we have said the product is paintable. Many exterior sealants aren’t designed to be painted and spoil the finish.
Once a joint cannot move, the wall finds another way, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
