Window mastic in Aberlemno, done properly

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. If you have cracked internal joints between frame and plaster and leaking joints at the ends of sills, we can put it right.

In and around a place like Aberlemno, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Outdoor mastic being applied where a white frame meets red brickwork, below the fascia and gutter

Different surfaces, different methods

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.

Windows and doors in Aberlemno

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In the older streets around Aberlemno Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What affects the cost of window mastic

You’ll get a clear quote before any work starts. It takes into account:

  • Whether there’s mould to deal with
  • Access and height
  • The number of rooms or windows
  • When we can work, for business premises

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The problem you’ve noticed
  • A few pictures by email, if you can
  • How we’d reach the joints
  • If someone has resealed it before

There’s no standard price list. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

Common problems we fix in Aberlemno

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.

It’s worth asking for a quote if you see:

  • Untidy mastic left by window fitters
  • Water coming in at the bottom corners of a door
  • Leaking joints at the ends of sills
  • Mastic that is falling out in pieces

Around Aberlemno, as everywhere, window mastic is only as good as the preparation behind it.

What your quote should include

  • How hidden problems are handled
  • Whether all the old sealant comes out first
  • What product goes in the joint
  • What insurance they hold

FAQs for Aberlemno

Will you come out to Aberlemno?

Yes, Aberlemno is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do window mastic in Aberlemno?

Yes. We work across all of Scotland, and Aberlemno is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

What information do you need?

Let us know what needs doing and where. We will ask anything else we need to know.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job.

Can you reach windows above the ground floor?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we will confirm what’s needed.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Work for landlords, hotels and businesses

If you manage several properties in or around Aberlemno, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

What we do, step by step

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are, and we explain the cure time before we leave. Outside jobs in Aberlemno need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

How to get a quote

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Use gentle cleaners on frames and sealant
  • Ventilate rooms so frames do not stay wet inside
  • Look round the frames every year or so
  • Keep timber frames painted

Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Leaks usually show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
