Trusted external mastic in Noranside

External mastic for homes and businesses in Noranside

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on façade panels, render & cladding joints and brickwork movement joints, and the jobs we see most are joints pointed up with cement by mistake and weeds or debris growing in open joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How it works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. Outdoor work around Noranside depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

Advice

Common questions in Noranside

Is external mastic in Noranside guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Noranside?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How long does external mastic last?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and reseal when it splits.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

How do you reach high-level joints?

It depends on the building. We work on joints that can be reached safely. Give us some details and we will confirm the access.

Will the new joint stand out?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin.

When to call us in Noranside

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

The problems people normally mention when they call include:

  • Sealant pulling away from one side of the joint
  • Leaking joints around cladding and façade panels
  • Hard, crazed mastic that has stopped moving
  • Brick movement joints where the sealant has split

In and around Noranside, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Questions to ask before booking

  • How the colour is chosen
  • Whether VAT is included
  • How long to leave it before use
  • Whether all the old sealant comes out first

External mastic in Noranside: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For an older house near a landmark such as Old Parish Church And Churchyard, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Why act early in Noranside

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. In an older home around Noranside, damp from a failed joint can get into timber and plaster.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Honest limits

Before you book, it’s worth knowing the limits:

  • Failed render or damaged cladding panels
  • Rising or penetrating damp from elsewhere in the wall
  • Subsidence or other structural problems

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Façade panels
  • Joints between brick and frames
  • Concrete & block

Landlords, agents and businesses in Noranside

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Avoid pressure-washing directly into sealant joints
  • Look over the joints every year, ideally after winter
  • Make sure movement joints are not pointed over
  • Tell anyone working on the walls about the movement joints

Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
