Sand mastic in Noranside
A silicone bead around a sash window can look out of place and is not always the right material. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. Typical jobs include cracked mastic round a front door frame and crumbling sand mastic round a window, on timber door frames, stone surrounds and tenement windows.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Sand mastic in Noranside: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In the older streets around Old Parish Church And Churchyard, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Around Noranside, as everywhere, sand mastic is only as good as the preparation behind it.

How to look after the new joints
So the new joints stay in good condition:
- Have rotten timber repaired before new mastic goes in
- Sort the mastic before the decorators arrive
- Keep modern sealant off the mastic
- Find out about consent before window work on a listed home
Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.
Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.
Noranside questions
Is sand mastic in Noranside guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Is Noranside in your area for sand mastic?
Yes. Our work covers the whole of Scotland, and Noranside is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
Can I choose the sealant colour?
Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
What’s sand mastic made of?
It’s the traditional filler for the joint round timber windows and doors. It’s made with sand and a linseed-oil-based binder.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we’re using and why.
Should I use sand mastic or silicone?
We’ll talk it through with you. Period homes often look best with sand mastic and newer frames suit modern sealant.
Do the sealants smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a single window, longer for several. Outside jobs in Noranside need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We start by checking each surround and agreeing the joints to renew.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The finish is dressed so it sits neatly against the stone or brick.

Related advice
Why deal with it now?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear quote before we start.

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
What we cannot put right
We’ll always be straight with you, so here’s what sealant cannot fix:
- Timber that has rotted
- Putty and glazing repairs
- Sash cords, weights and draught-proofing of the sashes
