Need external mastic in Tannadice?

External mastic for homes and businesses in Tannadice

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. If you have gaps where render, brick and frames meet and panel joints letting water in, we can help, whatever the surface.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

You get a one-year guarantee, the same in Tannadice as everywhere else we work.

FAQs for Tannadice

Is there a guarantee on external mastic in Tannadice?

All our work, in Tannadice and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Tannadice in your area for external mastic?

Yes. We work across all of Scotland, and Tannadice is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can you match the colour of my brickwork?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so the joint doesn’t draw the eye.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Pointing it stops it working, and the wall may crack nearby. We’ll reseal it with a flexible sealant.

Do you work for letting agents?

Yes, often. Several properties can be quoted together.

What does external mastic cost?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.

Why it’s worth doing now in Tannadice

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why Tannadice customers choose us

What we can’t put right

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Movement that’s more than a sealant joint can take
  • Cracks in the bricks or render themselves, away from the joints

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Façade panels
  • Render & cladding joints
  • Brickwork movement joints

What we’re called out for in Tannadice

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

People normally contact us when they notice something like this:

  • Failed seals between different materials
  • Joints where the bead has come unstuck
  • Damp patches traced to an open external joint
  • Movement joints filled with mortar instead of sealant

Around Tannadice, as everywhere, external mastic is only as good as the preparation behind it.

10 questions to ask before booking

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Tell anyone working on the walls about the movement joints
  • Never let anyone fill a movement joint with mortar
  • Leave the joints unpainted unless we have said otherwise
  • Clear growth from the base of walls and joints

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.

Tannadice buildings and the weather

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Parish Church And Old Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.
