Glazing silicone in Tannadice

Glazing silicone for homes and businesses in Tannadice

Glass and frames expand and contract differently, so the sealant between them does a lot of work. Once it splits or comes away, water finds a way through. We replace it with a glazing silicone that suits the glass and frame. If you’re dealing with failed sealant around rooflight glass and shower screens leaking along the wall or tray, we can help, on rooflights, glass balustrade bases and glass-to-frame joints alike.

Mastic can only go onto a dry joint, so outside work in Tannadice depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

We stand behind the work with a one-year guarantee.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Avoid strong solvents on or near the sealant
  • Do not use a blade near the sealant
  • Open vents or windows to let moisture out
  • Check the gutters above the glazing for debris

On shower screens, wipe or squeegee after use and keep the room ventilated. It helps stop mould getting into the silicone.

If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Tannadice homes and the weather

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For an older house near a landmark such as Parish Church And Old Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Around Tannadice, as everywhere, glazing silicone is only as good as the preparation behind it.

Quotes for glazing silicone in Tannadice

For a quick quote, just ask. What matters most is:

  • Any working-time requirements on site
  • Access and height
  • How much there is to do
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

The process

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours, depending on how many joints need doing. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We check the joints and, where safe, run water over them.

Before we arrive

  • Mention any parking rules near the property
  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints

How to get a quote

Asking for a quote is easy: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we will take it from there.

Advice

What the job involves on each surface

Shower screens

Mouldy or lifting sealant on a screen leaks. A full reseal sorts it.

Conservatory frames

Conservatory frame joints are a common source of leaks. We remove the failed sealant and renew it.

What happens if it’s left?

A leaking joint won’t fix itself. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
