When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Loose or hollow render, which needs re-rendering
  • Movement that’s more than a sealant joint can take
  • Walls that need new movement joints cut into them

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Copings & trims
  • Concrete & block
  • Façade panels

External mastic in Unthank, done properly

For buildings in Unthank, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean joint faces and the right depth. We work on brickwork movement joints, concrete & block and copings & trims, and people most often call us about failed seals between different materials and rain getting behind render or cladding at a joint.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

How it works

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. For a place like Unthank, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about parking restrictions
  • Keep children and pets away from the work area

Unthank: your questions answered

Is external mastic in Unthank guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Unthank within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Will the new joint stand out?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so the joint doesn’t draw the eye.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you need external mastic in Unthank?

Some movement joints have been pointed up with mortar by mistake. The joint can’t move, so the wall cracks somewhere else instead.

Look out for these signs:

  • Plants rooting in failed movement joints
  • Brick movement joints where the sealant has split
  • Weathered mastic that no longer stretches
  • Sealant pulling away from one side of the joint

For site and facilities teams at buildings such as Brechin High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Questions to ask before booking

  • Whether they seal over old material or remove it
  • What preparation is included
  • What happens if the job turns out different
  • When the joint can take water or movement

Our hiring checklist

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Outside joints around Unthank

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Homes close to West and St Columba's Parish Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Avoid pressure-washing directly into sealant joints
  • Get split or bare joints resealed while the damage is small
  • Keep water from gutters off the wall
  • Ask before painting over external sealant

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
