Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost near the open joint, so the damage spreads beyond the joint. In an older home around Newbigging, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

About our external mastic in Newbigging

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what access is needed. Typical jobs include rigid filler in a joint that should flex and joints where the bead has come unstuck, on copings & trims, render & cladding joints and joints between brick and frames.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Your job is guaranteed for a year, as with all our work.

Outdoor mastic being applied where a white frame meets red brickwork, below the fascia and gutter

Surface by surface

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly if the joint can be cleared.

Newbigging buildings and the weather

Newbigging is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you let a flat or house near Monifieth station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as Newbigging Parish Church And War Memorial, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

The process

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of joints, longer for a whole elevation. Outdoor work around Newbigging depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints

Advice

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Get split or bare joints resealed while the damage is small
  • Wash walls gently around the sealant
  • Check the sealant is paintable before painting near it
  • Show decorators and builders where the movement joints are

Keep pressure washers away from the sealant. High-pressure water can lift the edges.

A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

Questions from Newbigging

Is external mastic in a coastal place like Newbigging any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Will you come out to Newbigging?

Yes. Newbigging is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you seal joints where cladding meets other materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. The sealant is matched to both sides.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

What colours does the sealant come in?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so it doesn’t stand out.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

For landlords and businesses

If you manage several properties in or around Newbigging, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Honest limits

It helps to know what we can’t do:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

What affects the cost of external mastic

We quote each job individually. This is what makes a difference:

  • Any working-time requirements on site
  • How much there is to do
  • Whether there’s mould to deal with
  • The old material and how stubborn it is

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear quote before work begins.

What we need to know

When you contact us, it’s useful to know:

  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Roughly how big the job is
