Floor joint sealing in West End

Floor joint sealing for homes and businesses in West End

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. We work on tiled floors, skirting boards and commercial floors, and people most often call us about gaps between floors and kitchen plinths and chipped and open joints in warehouse floors.

New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Common problems we fix in West End

Timber floors and skirting shrink and swell through the year. Heating dries timber and opens gaps along the skirting and they change again in summer.

Any of these means the joints need attention:

  • Dirt and water collecting in open floor joints
  • Tiled floors with no room to move
  • Perimeter joints in tiled floors filled with grout
  • Worn sealant at door thresholds

If you let a flat or house near Dundee station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Our hiring checklist

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Landlord and commercial work in West End

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured for the work.

Leave it or put it right?

Leaving skirting gaps until the next decorating job lets dirt and draughts in. It’s a quick job to seal them now. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in West End, damp can travel a long way before it shows.

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What affects the cost of floor joint sealing

For a quick quote, just ask. What matters most is:

  • Which sealant suits the joint
  • Any mould that needs treating
  • Whether the work is at height
  • Working hours on commercial sites

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • A few pictures by email, if you can
  • If it’s domestic, commercial or a hotel
  • The rough size of the job
  • What’s wrong with the joints now

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A neat silicone joint keeps it out.

Skirting boards

Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing.

Floor joint sealing in West End: local notes

Floors around Dundee run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Schools such as Harris Academy are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early. Community buildings like St Peter's Mccheyne Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

FAQs for West End

Do you work for landlords with property near Dundee station?

Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Is West End in your area for floor joint sealing?

Yes. Our work covers the whole of Scotland, and West End is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What does floor joint sealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How long does the job take?

As a guide, most jobs take a few hours, depending on the length of joint. Bigger jobs take longer, and we’ll say how long yours will take.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

How it works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours, depending on the length of joint from start to finish. In a city area like West End, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

How to prepare

  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
