Floor joint sealing for homes and businesses in Downfield
Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. Common call-outs are for grout cracking in a straight line across a floor and open joints around bathroom floor edges, across concrete floor joints, skirting boards and wet room & bathroom floors.
Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Downfield, we cover those floor joints as well as plot mastic for developers.
You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Cone off fresh joints until they’re ready
- Do not slide heavy items over sealed joints
- Check the sealant is paintable before decorating
- Get cracks along tile grout lines looked at early
Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and stops it getting worse.
Honest limits
We won’t take on work that won’t last, so these are the limits:
- Large cracks that need a surveyor
- Floors that are uneven or need levelling
- Water getting under the tiles from elsewhere
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Leave it or put it right?
The right product depends on the floor and the traffic: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Getting that choice wrong is a common reason joints fail. Scottish rain finds any gap around a frame or wall joint, and in Downfield, damp can spread through stone and plaster before anyone sees it.
Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Surface by surface
Concrete floor joints
Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges and stops debris collecting.
Thresholds
Where a tiled floor meets timber or carpet, the joint takes movement from both sides. We bridge them with a flexible bead.
Quotes for floor joint sealing in Downfield
The price is agreed before any work begins. It takes into account:
- How easy the joints are to reach
- Any mould that needs treating
- How many rooms, windows or areas are involved
- The old material and how stubborn it is
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- A few photos by email, if you can
- Where the job is, and your postcode
- The type of property
- How we’d reach the joints
We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details.
How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning or an afternoon for most homes and we leave things clean and tidy. In a city area like Downfield, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- We take out any old caulk, sealant or grout along the line.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- The sealant goes in, chosen for the floor and coloured to suit it.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Preparing for the visit
- Tell us if parking is tricky
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can

What guarantee comes with floor joint sealing in Downfield?
All our work, in Downfield and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you use a paintable sealant?
Where you plan to paint, we do. Silicone doesn’t take paint.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
How long does the job take?
Typically it takes a morning or an afternoon for most homes. Larger jobs naturally take longer.
Can new sealant go over the old?
No, it won’t last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Floor joint sealing in Downfield: local notes
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Dundee run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
If you look after a building such as Lawside Academy, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you let a flat or house near Dundee station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.
