Floor joint sealing in Wormit
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant and stops dirt collecting. If you’re dealing with cracked caulk along skirting in bathrooms and kitchens and floor edges that trap water and grime, we can help.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Big or small, it’s backed by our one-year guarantee.

Different surfaces, different methods
Thresholds
Thresholds take daily traffic, so the sealant has to be tough as well as flexible.
Wet room and bathroom floors
In a wet room, the floor-to-wall joint is a key line of defence. We reseal it with a flexible silicone suited to wet areas and we’ll say if the problem looks like more than the joint.
What sealant work cannot fix
To be straight with you, some problems need a different trade:
- Leaks from a failed tanking system
- Floors that are uneven or need levelling
- Concrete repairs beyond the joint
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
What we seal
- Commercial floors
- Wet room & bathroom floors
- Skirting boards
- Concrete floor joints

- Tiled floors
The process
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes a few hours, depending on the length of joint. Outside jobs in Wormit need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Preparing for the visit
- Keep children and pets away from the work area
- Clear items away from the joints we’re working on
- Mention any leaks or damp you’ve noticed

New homes and floors in Wormit
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around Fife run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Rented homes near Dundee station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

Leave it or put it right?
The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. In an older home around Wormit, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit generally makes better use of the time than several visits. We’ll give you a clear price for the lot.

What we are called out for in Wormit
A floor laid tight to the walls has no room to move. As it expands, the edges lift or crack.
The problems people normally mention when they call are:
- Tiled floors with no room to move
- Perimeter joints in tiled floors filled with grout
- Failed joint filler in concrete floors
- Dirt and water collecting in open floor joints
Schools such as Harris Academy are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

What affects the cost of floor joint sealing
Some jobs are bigger than they look, and some smaller. The main factors:
- How many areas need sealing
- Whether there’s mould to deal with
- How much there is to do
- How much old sealant there is and how hard it is to remove
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Photos by email, if that is easy
- Where the job is, and your postcode
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
Asking for a quote is easy: let us know what needs doing and where. Photos by email help us understand the job, and we’ll take it from there.
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Avoid sloshing water against skirting
- Ask before painting over a sealed joint
- Cone off fresh joints until they’re ready
- Have a cracking tiled floor checked before tiles break
Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant especially in the first few days.
Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and stops it getting worse.
