Sand mastic for homes and businesses in Wormit

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. If you have window mastic to renew ahead of painting and weathered mastic on the most exposed windows, we can put it right, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Whatever the size of the job, it’s backed by our 12-month guarantee in Wormit and across Fife.

What the job involves on each surface

Stone surrounds

Sand mastic sits naturally against stone. The finish blends with the masonry.

Sash and case windows

On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Cracked or broken glass
  • Crumbling stone or brickwork round the window
  • Decayed frames that need repair

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Timber door frames
  • Sash and case windows
  • Period & listed homes
  • Stone surrounds
  • Brick reveals
  • Tenement windows

What affects the cost of sand mastic

The quote reflects the job in front of us. We look at:

  • When we can work, for business premises
  • Whether the work is at height
  • The size of the job
  • How many areas need sealing

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

When you call or email, these details help:

  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • What’s wrong with the joints now
  • Where the property is

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

Windows and doors in Wormit

Wormit is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Dundee station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about. Managing a site like Harris Academy? Then the mastic around its windows and doors needs looking after like any other building’s.

Do you need sand mastic in Wormit?

Paint, silicone or cement used over old mastic causes problems. They don’t suit the joint, and they usually need raking out.

Most people get in touch when they notice something like this:

  • Draughts and rain around sash boxes
  • Mastic round period door frames that has failed
  • Gaps between timber frames and stone or brick
  • Failed mastic on an exposed elevation

Camperdown House, about 4.8 miles north-west, is one of the historic houses in the wider area around Wormit, and older homes nearby need a sealant that suits their walls.

Questions to ask before booking

  • Which colour the sealant will be
  • Whether they’re fully insured
  • How long the guarantee is
  • Whether all the old sealant comes out first

How to choose a mastic man

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from a few hours to a full day, depending on how many windows. For a place like Wormit, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Tell us about any previous sealing or DIY attempts
  • For business premises, tell us about site rules or sign-in

What happens if it’s left?

If you are redecorating, renew the mastic first. Painting over failed mastic does not seal it, and the new mastic is traditionally left unpainted. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Questions from Wormit

Does the coastal weather in Wormit affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is Wormit within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What exactly is sand mastic?

A traditional pointing material made from sand and a linseed-oil-based binder, used between timber frames and stone or brick.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Are you fully insured?

Yes. We’re fully insured.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
