Pickletillum Sand Mastic
Our applicators work in Pickletillum on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly.
- Open joints round the window box
- Wind and rain getting in round a sash window
- Mastic round period door frames that has failed
Aftercare tips
Aftercare is simple:
- Ask the planning authority about consent for listed or conservation-area homes
- Keep modern sealant off the mastic
- Look over the window mastic once a year
- Sort the mastic before the decorators arrive
Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look rather than patching it.
Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.
Sand mastic in Pickletillum
Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We’re often asked to deal with a silicone bead on a sash window that spoils the look and cracked mastic round a front door frame, on stone surrounds, brick reveals and tenement windows.
Outdoor sealant needs a dry surface, so window work around Pickletillum is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
All our work comes with our 12-month guarantee.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
The process
Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to a full day, depending on how many windows, depending on the size of the job. Outside jobs in Pickletillum need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
Getting ready for the visit
- Clear the area around the work
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in

Pickletillum questions
Does the coastal weather in Pickletillum affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
I let a flat near Leuchars station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
How long does sand mastic take to harden?
Not straight away. The skin forms first, and the full set comes later, and we will tell you what to expect.
Is there any odour?
Some sealants have a smell while they cure. Ventilation helps.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can you replace silicone on a period window with sand mastic?
Yes. The silicone is cut out and the joint cleaned before the sand mastic goes in.
Do you guarantee sand mastic work?
Our 12-month guarantee covers every job, sand mastic included.
Should I check with the council before work on a listed or conservation-area home?
Yes, it’s worth checking. Your local planning authority can say if consent is needed for listed or conservation-area properties.

Windows and doors in Pickletillum
Pickletillum is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Lady Leng Memorial Chapel, the joint between an old wall and a newer frame is usually the first place rain gets in.

When to call us in Pickletillum
Decorating can disturb tired mastic. Many people find it crumbling when they prepare the windows.
It’s worth asking for a quote if you see:
- Wind and rain getting in round a sash window
- Old sand mastic that has cracked, crumbled or fallen out
- Mastic round period door frames that has failed
- Failed mastic on an exposed elevation
For landlords with property near Leuchars station, any sash windows need sound mastic to keep draughts and rain out.
