What sealant work can’t fix
To be straight with you, there are a few things sealant will not fix:
- Subfloor problems that need a flooring contractor
- Structural movement or subsidence
- Failed waterproofing under a wet room floor
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Cone off fresh joints until they’re ready
- Don’t slide heavy items over sealed joints
- Keep caulk for dry, still joints only
- Check skirting joints after the heating season
Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
What the job involves on each surface
Concrete floor joints
Sawn joints in concrete floors control where it cracks. They’re resealed with a product chosen for what runs over them.
Thresholds
Two different floors meeting at a threshold move differently. A flexible sealant bridges them.
What floor joint sealing looks like in Pickletillum
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Community buildings like Lady Leng Memorial Chapel are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Why act early in Pickletillum
Putting new grout into a crack that keeps reappearing does not last. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

What we’re called out for in Pickletillum
A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands, and the sealant or grout breaks.
Common reasons people contact us are:
- Perimeter joints in tiled floors filled with grout
- Open joints that fill with dirt
- Worn sealant at door thresholds
- Tiled floors with no room to move
For landlords with property near Leuchars station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Your questions about floor joint sealing in Pickletillum
Can you do floor joint sealing in Pickletillum?
Yes. We work across all of Scotland, and Pickletillum is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
I let a flat near Leuchars station. Can you help?
Yes. We work for landlords and agents as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
What causes gaps between the floor and skirting?
Generally it’s movement: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.
How long will you be here?
It depends on the size of the job, but as a guide it takes a few hours, depending on the length of joint. We’ll give you a better idea when we quote.
Is caulk good enough for skirting?
Because caulk cracks where there’s movement or water. Skirting joints move with the floor, so a flexible sealant suits them better.
Can you reseal concrete floor joints in an industrial unit?
Yes, from warehouses and units to offices and shops. Work can be planned around your hours with out-of-hours work where needed.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Do you use a paintable sealant?
For painted skirting, we use a flexible product that can be painted. Silicone will not take paint, so it’s kept for wet areas and unpainted joints.
Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
