Signs you need external mastic in Pickletillum

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

Any of these means the joints need attention:

  • Joints with sealant missing in places
  • Weathered mastic that no longer stretches
  • Sealant pulling away from one side of the joint
  • Weeds or debris growing in open joints

If you let a flat or house near Leuchars station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How to choose a mastic man

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where a rigid filler would soon crack. If you are dealing with joints pointed up with cement by mistake and joints with sealant missing in places, we can put it right.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Questions from Pickletillum

Do you work for landlords with property near Leuchars station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Does the coastal weather in Pickletillum affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

Are you fully insured?

Yes. We are fully insured.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Do you work in Pickletillum?

Yes. We work in Pickletillum, as part of our work across South East England, London and Scotland. For a quote, drop us a line at info@mrmastic.co.uk.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so the joint doesn’t draw the eye.

Walls and rooflines in Pickletillum

Pickletillum is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For an older house near a landmark such as Lady Leng Memorial Chapel, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Why it’s worth doing now in Pickletillum

Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. In an older home around Pickletillum, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • Sealant colour chosen to suit
  • Trusted Arbo and Everbuild sealants

Different surfaces, different methods

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Wash walls gently around the sealant
  • Keep movement joints as flexible joints, not mortar
  • Leave the joints unpainted unless we have said otherwise
  • Act on the first splits you see

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Structural movement, which needs a surveyor or engineer
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

How the visit works

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Outdoor work around Pickletillum depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive
