FAQs for Leven
Is Leven within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does living near the coast affect external mastic in Leven?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Are you fully insured?
Yes, we’re fully insured for every job we do.
Can new sealant go over the old?
No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels.
What is a movement joint?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
About our external mastic in Leven
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the joint does not stand out. We work on render & cladding joints, façade panels and brickwork movement joints, and the jobs we see most are panel joints letting water in and plants rooting in failed movement joints.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
All of our work is guaranteed for twelve months.

External mastic in Leven: local notes
Leven is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you live in an older home near Scoonie Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. If you look after a building such as Kirkland High School and Community College, its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Leven station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How it works
The work is kept neat and contained to the area we’re working on. Expect the work to take a few hours to a few days, depending on the length of joint and the access. Outside jobs in Leven need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- Old sealant and any debris are cut and raked out.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
How to prepare
- Mention if the joints have been sealed before
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints

Advice
Other services in Leven
What the job involves on each surface
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one.
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly if the joint can be cleared.
What affects the cost of external mastic
The quote reflects the job in front of us. We take into account:
- The size of the job
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- Which sealant suits the joint
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job.
Aftercare tips
A little care helps the new joints last. We recommend:
- Do not let climbing plants root in the sealant
- Deal with leaking gutters that soak the joints below
- Make sure movement joints are not pointed over
- Show decorators and builders where the movement joints are
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.
Once a joint can’t move, the wall finds another way, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
When something else is needed
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- Failed render or damaged cladding panels
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Adding movement joints to masonry that has none
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Why deal with it now?
Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.
