Our bathroom resealing service in KY8

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across KY8. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Typical jobs include gaps between the worktop and the wall and sealant that has split, shrunk or peeled away, across kitchen worktops & upstands, sinks & splashbacks and basins & vanity units.

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for a single bath or shower.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

What you’ll pay

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Getting a quote

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear quote before any work starts.

What’s near Leven

Typical jobs here are in homes near The Millfield pub, Kirkland High School and Community College and Scoonie Parish Church. The nearest railway station is Leven station, about 0.5 miles south. Other landmarks nearby include Cameron Hospital (2.3 miles west) and Scottish Witch Trial Museum (within half a mile south-east). Not far away are Largo Law.

Where we work in KY8

From Leven, Methil and Buckhaven to its smaller places, homes across KY8 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in KY8 are chosen with that in mind. Coastal guest houses and holiday lets in KY8 can see heavy use in busy months, which is hard on sealant and grout, and the weather is hard on the outside too.

Leven: Schools such as Kirkland High School and Community College are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Leven station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How to look after the new joints

After the cure time, these simple habits help:

  • Squeegee the walls and tray after use
  • Don’t leave water standing on kitchen joints
  • Stick to a soft cloth and a mild cleaner
  • Keep scourers and sharp tools away from the bead

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

What affects the quote in KY8

We quote each job individually. These are the things that affect it:

  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site
  • Any mould that needs treating

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • Roughly how big the job is
  • Photos by email, if that’s easy
  • How we’d reach the joints
  • The address or postcode of the job

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too in KY8 and across Fife. Several sites can go on one quote.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

KY8: your questions answered

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Are you insured?

Yes, we’re fully insured.

What colours of sealant can you use?

You’re not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Does the resealing come with a guarantee?

Yes. Every job carries our 12-month guarantee, and we are fully insured.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
