Our bathroom resealing service in KY9
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for leaking joints on a shower screen and a messy, uneven bead from a previous reseal, across kitchen worktops & upstands, sinks & splashbacks and baths.
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, usually around 24 hours.

Bathrooms and kitchens across KY9
In KY9, bathroom resealing takes in flats, houses, rentals and businesses, in Elie, Earlsferry and Largoward and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across KY9. KY9 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are generally the first to need attention.
Elie: In the older streets around Elie Parish Church, walls and floors in older homes can move, and sealant and grout show it first. In and around Elie, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Squeegee the walls and tray after use
- Let new sealant cure fully before it gets wet
- Run the extractor fan during and after every shower
- Move toiletries away from the joint
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Landlords, agents and businesses in KY9
If you manage several properties in or around KY9, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
Why act early?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.
Questions to ask before you book
- What the cure time is
- Whether all the old sealant comes out first
- How the joint is cleaned and prepared
- Whether you can choose the colour
Why it fails
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
The problems people normally mention when they call include:
- Failed sealant on the screen profile
- Cracked, shrunken or lifting silicone
- Splits where the tray meets the wall
- Smears of silicone across the tiles
How we quote for bathroom resealing
You will get a clear quote before work begins. It’s based on:
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
- The number and length of the joints
- Access and height
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Asking for a quote
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- Roughly how big the job is
- The address or postcode of the job
- Whether it’s a home or a business
