Floor joint sealing in Elie

Floor joint sealing for homes and businesses in Elie

Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone. If you are dealing with grout used at the floor edge instead of sealant and gaps at thresholds between rooms, we can put it right, on thresholds, tiled floors and commercial floors alike.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

All our work comes with a one-year guarantee, wherever you are in Fife.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Do not paint over silicone
  • Have a cracking tiled floor checked before tiles break
  • Look at floor joints each spring
  • Sweep along the edges of the floor

Do not paint over silicone. If you plan to paint, we will use a paintable product.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

Common questions in Elie

Do you cover smaller places like Elie?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is there a guarantee on floor joint sealing in Elie?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can you use decorators’ caulk instead?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so a flexible sealant suits them better.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What happens if it’s left?

An open concrete floor joint gets wider every time something heavy crosses it. Resealing it early protects the edges. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Common problems we fix in Elie

A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands.

Common reasons people contact us are:

  • Gaps opening between the floor and skirting
  • Gaps between floors and kitchen plinths
  • Cracked caulk along skirting in bathrooms and kitchens
  • Rigid edge joints in tiled floors

For buildings such as Elie Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

What to look for in a quote

  • What the quote includes, VAT included or not
  • When the joint can take water or movement
  • Who turns up on the day
  • What preparation is included

How the job changes by surface

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. Grout at the edge is removed and replaced with sealant.

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.

New homes and floors in Elie

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around Fife run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

Around Elie, as everywhere, floor joint sealing is only as good as the preparation behind it.

How the visit works

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It generally takes a few hours for most rooms, longer for large commercial floors. Somewhere like Elie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in
  • Keep children and pets away from the work area

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Bouncy or failing floorboards
  • Large cracks that need a surveyor
  • Failed waterproofing under a wet room floor

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

How we quote for floor joint sealing

The price is agreed before any work begins. It takes into account:

  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • How easy the joints are to reach
  • How many areas need sealing

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • The rough size of the job
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
