About our floor joint sealing in Dysart

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. We work on thresholds, tiled floors and skirting boards, and the jobs we see most are threshold joints that have opened or worn and failed seals where bathroom floors meet baths and panels.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

All of our work is guaranteed for twelve months.

New homes and floors in Dysart

Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Letting a property close to Kirkcaldy station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant. If you look after a church, hall or community building such as Dysart Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Dysart is about 2 miles east of Kirkcaldy, in Fife. Jobs in Dysart get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Dysart is one of 133 places in Fife we cover. For nearby work, see our Edinburgh page (13 miles or so).

All of KY1 is within our area for floor joint sealing, from the main roads to the quietest streets. How we quote for floor joint sealing

The price is agreed before any work begins. It’s based on:

  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before we start.

Helping us quote

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • The address or postcode of the job
  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.

For landlords and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Why deal with it now?

Filling a skirting gap with caulk looks fine at first, so the gap reappears. A flexible sealant moves with the floor, so the joint stays closed. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

Why Dysart customers choose us

  • We are fully insured
  • Tidy, careful work
  • Any old sealant cut out fully, not covered over
  • Quality sealants from Arbo and Everbuild

When to call us in Dysart

Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open.

People normally contact us when they notice something like this:

  • Concrete floor joints that have broken down
  • Cracked grout where a tiled floor needs a movement joint
  • Open joints that fill with dirt
  • Gaps opening between the floor and skirting

For site and facilities teams at buildings such as Kirkcaldy High School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Questions to ask before you book

  • Whether they’re fully insured
  • The length of the guarantee
  • How the surfaces are prepared before sealing
  • What the quote includes, VAT included or not

Our hiring checklist

What we cannot put right

A few problems are outside what sealant work can do:

  • Water getting under the tiles from elsewhere
  • A tiled floor that needs relaying
  • Large cracks that need a surveyor

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Commercial floors
  • Concrete floor joints
  • Tiled floors
  • Skirting boards
  • Thresholds
  • Wet room & bathroom floors

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

How it works

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a few hours, depending on the length of joint in most cases. Somewhere like Dysart may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in

Advice

Dysart: your questions answered

Do you cover smaller places like Dysart?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Kirkcaldy station. Can you help?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Can you add a movement joint to a tiled floor?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant, giving the floor room to move.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

How long will you be here?

As a guide, most jobs take a few hours, depending on the length of joint. Bigger jobs take longer, and we’ll say how long yours will take.

Where do you work from?

We work from Crawley. Our applicators cover Dysart.
