How bathroom resealing works in KY1
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on wet rooms, baths and kitchen worktops & upstands, and common reasons people get in touch are leaks into the floor or ceiling below and failed sealant on the screen profile.
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes half a day or less for one room, longer when the kitchen is included.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What you will pay
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Around Dysart
Typical jobs here are in homes near St Clair House, Dysart Parish Church and Dysart Parish Church and the streets around them. The closest station to Dysart is Kirkcaldy station, about 1.9 miles south-west. A little further out are Ravenscraig Castle (0.7 miles south-west) and The Mercat Shopping Centre (1.7 miles south-west). Green spaces nearby include Raith Lake.
Bathrooms and kitchens across KY1
Our bathroom resealing work across KY1 covers homes, rentals and businesses, from Kirkcaldy, Glenrothes and Dysart to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
We work across all of Scotland, from the cities to the islands, and KY1 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. Coastal guest houses and holiday lets in KY1 can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Dysart: If you live in an older home near Dysart Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Kirkcaldy station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Give the silicone its full cure time
- Never pick at the silicone with a blade
- Run the extractor fan during and after every shower
- Keep bottles off the sealant line
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Why act early?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again.
Questions to ask before you book
- Whether you can choose the colour
- How the surfaces are prepared before sealing
- What happens if the job turns out different
- What the cure time is
When it is not the sealant
Before booking, it’s worth knowing the limits too:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Failed grout lines across the wall
- Tiles that have come away from the wall
How the job changes by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
KY1 questions
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Where is Mr Mastic based?
