What affects the quote in Thornton

Your quote is based on your job. We take into account:

  • The old material and how stubborn it is
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • The product the joint needs

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Any access issues, like height or stairs

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work and send you a clear quote.

Bathroom resealing in Thornton

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on kitchen worktops & upstands, sinks & splashbacks and basins & vanity units, and people most often call us about cracked, shrunken or lifting silicone and failed sealant on the screen profile.

For a place like Thornton, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

Why it’s worth doing now in Thornton

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Movement from a bath with loose feet or no proper support
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Thornton: your questions answered

I let a flat near Glenrothes with Thornton station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Is Thornton in your area for bathroom resealing?

Yes, Thornton is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee.

How long will the resealing take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Do you have insurance?

Yes. We’re fully insured.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we are fully insured.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Let us know about parking restrictions
  • On commercial sites, let us know about site rules
  • Clear items away from the joints we’re working on

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Avoid abrasive pads on the sealant
  • Wipe up water along the back of the worktop
  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe the sealant dry after showering

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Bathroom resealing in Thornton: local notes

Thornton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

For site and facilities teams at buildings such as Auchmuty High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Glenrothes with Thornton station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Old Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
