Bathroom resealing for homes and businesses in Pathhead
Homes in Pathhead have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with damp behind the bath or under the tray and black mould in the silicone that won’t clean off, we can help.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
Every job is covered by a one-year guarantee, wherever you are in Fife.

The process
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a couple of hours for a single bath or shower, depending on the size of the job. Somewhere like Pathhead may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
How to prepare
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children

How the job changes by surface
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
When to call us in Pathhead
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone generally will not clean off.
Any of these means the joints need attention:
- A messy, uneven bead from a previous reseal
- Leaking joints on a shower screen
- A bead that has pulled away from the tiles
- Water getting behind the bath panel
If you look after a building such as Kirkcaldy High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What your quote should include
- The length of the guarantee
- Whether they’re fully insured
- Whether they seal over old material or remove it
- Which colour the sealant will be
What we can’t put right
We will not take on work that won’t last, so these are the limits:
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
- Cracked or missing grout between tiles (that’s regrouting)
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- How many rooms, windows or areas are involved
- The product the joint needs
- When we can work, for business premises
- The number and length of the joints
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- How many joints, rooms or windows are involved
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- The problem you’ve noticed
To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before work begins.
What bathroom resealing looks like in Pathhead
Pathhead is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Letting a property close to Kirkcaldy station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as Dysart Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Why act early in Pathhead
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Around Pathhead, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
Why choose Mr Mastic in Pathhead

FAQs for Pathhead
Will you come out to Pathhead?
Yes, Pathhead is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Kirkcaldy station. Can you help?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
How much does bathroom resealing cost in Pathhead?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Can new silicone go straight over the old?
No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
