Our bathroom resealing service in KY2
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on baths, basins & vanity units and wet rooms, and common reasons people get in touch are mouldy sealant that has gone black and water escaping at the shower enclosure.
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Near you in Kirkcaldy
In Kirkcaldy, that means homes and buildings near St Andrews Church, Kirkcaldy High School and Feuars Arms, among other places. The closest station to Kirkcaldy is Kirkcaldy station, roughly 0.9 miles south of the centre. Other landmarks nearby include The Mercat Shopping Centre (1.1 miles south) and Kirkcaldy Galleries (0.9 miles south). For a walk, there’s Raith Lake.
Where we work in KY2
Homes across KY2 range from older properties to new builds, with plenty of rented property in places like Kirkcaldy, Pathhead and Auchtertool. Sound sealant and clean grout keep water out and rooms looking cared for.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. KY2 is part of the area we cover across Scotland. Parts of KY2 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Kirkcaldy: Rented homes near Kirkcaldy station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as St Andrews Church, older homes can move a little, which is hard on rigid grout and tired sealant.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- A leaking waste, trap or valve
- Damage behind the tiles that needs a tiler
- A tray or bath that is cracked through
How to look after the new joints
A little care helps the new joints last. We recommend:
- Move toiletries away from the joint
- Stick to a soft cloth and a mild cleaner
- Do not leave water standing on kitchen joints
- Run the extractor fan during and after every shower
Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Landlord and commercial work in KY2
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Why it fails
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
The most common problems we see are:
- Water escaping at the shower enclosure
- Cracked, shrunken or lifting silicone
- Gaps between the worktop and the wall
- Leaks into the floor or ceiling below
Common questions in KY2
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do you come to KY2?
We do. KY2 is part of the area we cover, and the service is the same as everywhere else.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Is the work guaranteed?
Yes. Every job carries our one-year guarantee.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit.
