About bathroom resealing in KY6
Across KY6, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We work on shower trays & enclosures, baths and kitchen worktops & upstands, and people most often call us about new sealant laid over old sealant that is now lifting and gaps where the bath or tray has moved.
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work generally takes half a day or less for one room, longer when the kitchen is included.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
What you’ll pay
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Local landmarks in Macedonia
Typical jobs here are in homes near Glenwood High School, Riverside Park and Old Anti Burgher Kirk and the streets around them. The nearest railway station is Markinch station, roughly 2.7 miles east. A little further out are Strathenry Castle (2 miles west) and Kingdom Shopping Centre (1 mile east). For a walk, there’s East Lomond.
Bathrooms and kitchens across KY6
Across KY6, from Glenrothes, Macedonia and Collydean outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in KY6 are chosen with that in mind.
Macedonia: Rented homes near Markinch station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Old Anti Burgher Kirk, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Avoid abrasive pads on the sealant
- Check the joints every few months for splits or lifting
- Stick to a soft cloth and a mild cleaner
- Don’t leave water standing on kitchen joints
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
What affects the cost of bathroom resealing
For a quick quote, just ask. What matters most is:
- When we can work, for business premises
- How easy the joints are to reach
- The product the joint needs
- Any mould that needs treating
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
Asking for a quote
When you contact us, it’s useful to know:
- How we’d reach the joints
- The rough size of the job
- Where the property is
- Any previous sealing or DIY work
We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.
How the job changes by surface
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
What sealant work cannot fix
A few problems are outside what sealant work can do:
- Cracks in the tray itself rather than the joint
- Movement from a bath with loose feet or no proper support
- Failed grout lines across the wall
KY6: your questions answered
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Are you insured?
Yes. Full insurance covers our work.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Do you work in KY6?
We do. Our applicators work in KY6.
Can I choose the colour of the sealant?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
