Bathroom Resealing in Leslie
Bathroom resealing for Leslie, by sealant specialists with 20+ years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Water getting behind the kitchen upstand
- Damp behind the bath or under the tray
- Gaps where the bath or tray has moved
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have smears of silicone across the tiles and two layers of silicone, both failing, we can put it right.
Bathrooms in smaller places like Leslie work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
A one-year guarantee comes as standard, so you’re covered after we have gone.

The process
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- On commercial sites, let us know about site rules
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints

FAQs for Leslie
Is Leslie in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Leslie is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
I let a flat near Markinch station. Can you help?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Will there be a smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you do kitchens as well as bathrooms?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Dry the bead with a towel now and then
- Keep an eye on the corners, where splits start
- Let new sealant cure fully before it gets wet
- Clean with a mild bathroom cleaner and a soft cloth
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
Bathrooms and kitchens in Leslie
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Homes close to Trinity Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Glenwood High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

When it is not the sealant
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Damage behind the tiles that needs a tiler
- A bath or tray that moves because it is not properly supported
- A cracked shower tray or bath (that needs repair or replacement)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What we’re called out for in Leslie
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
These are the problems we’re asked about most:
- Black mould in the silicone that will not clean off
- Cracked, shrunken or lifting silicone
- Water escaping at the shower enclosure
- Leaks into the floor or ceiling below
Rented homes near Markinch station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Questions to ask before booking
- Are they insured?
- What happens if the job turns out different
- Who turns up on the day
