Macedonia homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

In the older streets around Old Anti Burgher Kirk, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Markinch station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. If you look after a building such as Glenwood High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Macedonia is about 1 mile west of Glenrothes, in Fife. Wherever you are in the KY6 postcode area, we can carry out remedial sealant at your property. Our Fife coverage runs to 133 places, and Macedonia is one of them. You can also see our page for Edinburgh, roughly 17 miles from Macedonia.

All of KY6 is covered for remedial sealant. If you need remedial sealant at a property on Ryan Road, Broom Road and Scott Road or a nearby road, we can help. Neighbouring places we cover for remedial sealant include Kinglassie (2 miles south-west), Cluny (3 miles south), Bowhill (4 miles south-west), Cardenden (4 miles south-west) and Auchterderran (4 miles south-west). Remedial sealant for homes and businesses in Macedonia

Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. Common call-outs are for over-sealed joints coming away and black mould underneath the bead, on mouldy bath & shower sealant, expansion joints and leaking tray & enclosure joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

You get a 12-month guarantee, the same in Macedonia as everywhere else we work.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a few hours for a typical bath or shower, longer where several layers have been applied for a typical job. Outside jobs in Macedonia need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises
  • Mention any tricky access

Advice

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Deal with small splits early
  • Find out why the sealant failed first
  • Air the bathroom so the sealant can dry
  • Don’t point over movement joints

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.

Different surfaces, different methods

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.

Mouldy bath & shower sealant

Repeat mould generally points to a damp, poorly aired room. Along with resealing, we will mention if the room needs better ventilation.

What sealant work can’t fix

In fairness, there are a few things sealant will not fix:

  • Plumbing leaks behind walls or under trays
  • Movement from fittings that aren’t supported
  • Cracks in the fitting rather than the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Failed movement joints
  • Expansion joints
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant

How we quote for remedial sealant

There’s no set price list. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • Any mould that needs treating

Combining jobs into one visit is usually more efficient than separate visits. We’ll give you a clear price for the lot.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Whether it has been sealed before
  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs

Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

Questions from Macedonia

Do you cover Macedonia for remedial sealant?

Yes. We work across all of Scotland, and Macedonia is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Can you help a landlord with a rental near Markinch station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you match the sealant colour?

Generally, yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you when we finish.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

Is remedial work guaranteed?

Yes. You get our 12-month guarantee, and we are fully insured.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Leave it or put it right?

DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Around Macedonia, water from a failed joint in an older stone home can soak into timber and plaster.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Why Macedonia customers choose us

  • Quality sealants from Arbo and Everbuild
  • Colour picked to suit the job
  • White, clear, grey or another colour, product permitting
  • Approved under the ARBOMaster scheme

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
