What sealant work can’t fix

It helps to know what we can’t do:

  • Plumbing leaks behind walls or under trays
  • Tiles that have come away from the wall
  • Cracks in the fitting rather than the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Your questions about remedial sealant in Glenrothes

Is there a guarantee on remedial sealant in Glenrothes?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Glenrothes in your area for remedial sealant?

Yes, Glenrothes is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.

Can I choose the sealant colour?

Most of the time, yes. We will tell you which colours the right product comes in.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Can you remove sealant that is been put over old sealant?

Yes. Both layers come out; new silicone does not bond to old silicone, which is why over-sealing fails.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Do not wait for a small gap to become a leak
  • Check ceilings under showers for marks
  • Never fill a movement joint with mortar or grout
  • Keep the room well ventilated

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Don’t keep resealing the same joint. Get the cause found first, or the next bead will go the same way.

Quotes for remedial sealant in Glenrothes

We do not publish a price list, because jobs vary so much. What we look at:

  • The product the joint needs
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • How easy the joints are to reach

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will talk you through the work.

What happens if it’s left?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. In flats with a shared stair in Glenrothes, a leak from a failed seal can affect the flat below too, which turns a small job into a bigger one.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Why us?

  • Sealant colour chosen to suit
  • Full insurance on every job
  • 12-month guarantee on every job
  • Tidy, careful work

Remedial sealant in Glenrothes: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as St Columba's Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Auchmuty High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Markinch station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

The process

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours, depending on how many layers have to come out for a typical job. For a job in Glenrothes, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

Preparing for the visit

Advice

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
