Remedial sealant & repairs in Pathhead, Fife
Remedial sealant for Pathhead, by sealant specialists with 20+ years’ experience. 180+ five-star Google reviews and a 4.9 rating.
- Thick, messy sealant smeared over tiles
- A second bead peeling off the first
- Mould trapped under a layer of silicone
What we’re called out for in Pathhead
Joint depth matters. A bead bonded on three sides, or laid too thick, can’t flex, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.
Any of these means the joints need attention:
- Caulk or the wrong sealant used in a wet area
- Wide, uneven beads that look worse than the old ones
- Dark patches showing through the sealant
- Sealant peeling off a dusty or damp surface
For an older house near a landmark such as Dysart Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Remedial sealant for homes and businesses in Pathhead
Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We work on botched or over-sealed joints, failed movement joints and shrunken worktop sealant, and people most often call us about sealant applied over old sealant that has lifted and decorators’ caulk around a bath or shower.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Each job carries a 12-month guarantee, large or small.

Different surfaces, different methods
Over-sealed & botched joints
Botched joints sometimes have damaged edges from earlier scraping. We work carefully to avoid adding to it, and tell you about any damage we find.
Leaking trays & enclosures
When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.
Honest limits
Sealant is not the answer to every problem, and we will tell you before work begins. Sealant won’t put right:
- A leaking trap, valve or supply pipe
- Failed tanking or loose tiles behind the sealant
- Cracks in the fitting rather than the joint
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal
- Failed movement joints
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Expansion joints
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep bleach and abrasives off the bead
- Check trays and worktops don’t move
- Look for stains below bathrooms now and then
- Don’t wait for a small gap to become a leak
Don’t let anyone seal over it later. New silicone doesn’t bond to old.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
Common questions in Pathhead
Can you help a landlord with a rental near Kirkcaldy station?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Do you cover smaller places like Pathhead?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Can old silicone be taken off without scratching the tiles?
Yes. We take our time over removal, particularly on softer surfaces like acrylic.
Can you remove sealant that’s been put over old sealant?
Yes. Each layer is cut out and the residue cleaned off, then the joint is resealed once.
How long before the joint can be used?
That depends on the sealant used, so follow the cure time we give you.
Will the old sealant be removed?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
What remedial sealant looks like in Pathhead
Pathhead is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Kirkcaldy station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. Managing a site like Kirkcaldy High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Leave it or put it right?
A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

The process
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Tell us if parking is tricky
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about earlier repairs to the joints
