Kirkcaldy homes and their sealant
Kirkcaldy is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For landlords with property near Kirkcaldy station, stained grout drags a rental down, and regrouting between lets puts that right. In the older streets around St Andrews Church, older homes can move a little, which is hard on rigid grout and tired sealant.

About our regrouting in Kirkcaldy
Before work begins, the tiles are checked. If any tiles are loose or sound hollow, we tell you, since new grout cannot fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. We work on bathroom wall tiles, shower walls and kitchen splashbacks, and common reasons people get in touch are discoloured grout on otherwise sound tiles and floor grout that has worn and darkened.
Scottish towns like Kirkcaldy tend to mix older stone-built streets, harled houses and newer estates. Bathrooms and kitchens across all of them need their sealant and grout renewing from time to time.
You get a 12-month guarantee, the same in Kirkcaldy as everywhere else we work.

What we cannot put right
A few problems are outside what sealant work can do:
- A leaking wet room membrane
- A floor or wall that keeps moving
- Leaks from pipes, valves or wastes (a plumber’s job)
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
Joints and surfaces we work on
- Bathroom wall tiles
- Tiled floors
- Shower walls
- Bathroom floors
- Wet rooms
- Kitchen splashbacks
How to look after the new joints
A little care helps the new joints last. Our advice:
- Use a soft brush rather than a wire one
- Rinse soap off the tiles after each shower
- Use a squeegee on the tiles after showering
- Check the corner silicone every few months
Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.
Cracked grout doesn’t stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.
How the job changes by surface
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on size. It’s a good time to change the grout colour.
Bathroom floors
Regrouting a floor brightens the whole room. The edges where floor meets wall or bath get silicone.
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What happens on the day
At the end, we look at the finished work together. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. In a Scottish town like Kirkcaldy, parking is generally straightforward, though older centres can be tighter. If you’re in a flat with a shared stair or a door entry system, let us know when you book.
- We start by checking the tiles for any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
How to prepare
- Clear items away from the joints we are working on
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit

When to call us in Kirkcaldy
Hard water and soap leave a film on grout and stick to it. The grout beneath can stain and weaken, which is when replacing it makes sense.
The problems people usually mention when they call include:
- A grout colour that no longer suits the room
- Discoloured grout on otherwise sound tiles
- Cracked grout along the bath or tray
- Crumbling grout between the tiles
If you look after a building such as Kirkcaldy High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
